Quick answer: Use an apartment locator when moving to Dallas if you want confirmed availability for your move date, verified specials, grouped tours and a move-in rebate at no cost. Use Zillow or Apartments.com to browse the market and shortlist; use property websites to check a specific building's current posted rent. The three are not exclusive, and most renters get the best result combining them.

Listing sites are widest but least current; property websites are current but narrow; a locator is current, curated and free, but limited to communities that pay referral fees.

When a Locator Helps Most

  • You are moving from out of state. Someone local tours on video, confirms the unit and reads the fee sheet. See the relocation playbook.

  • You have a large dog or a restricted breed. Pet policies are rarely accurate online.

When a Locator Is Not the Right Tool

Skip the locator for private-landlord houses and condos, subleases and short-term rentals, or a single known building that does not pay referral fees. In those cases apply directly, and use the locator only to sanity-check the offer.

  • Private landlords and most condos do not pay referral fees, so locators cannot work them.
  • Subleases and lease takeovers are person-to-person; listing sites and building forums are better.
  • Non-participating buildings. A small number of DFW communities do not work with locators. We will tell you which.

  2. "Locators have secret listings." No. They have current knowledge of which units and specials exist right now, and relationships with leasing teams.
  3. "All locators are the same." No. Some websites are lead forms that sell your details to several agents. Ask for a TREC license number and the name of the agent you will work with; verify at trec.texas.gov.
