Gross Rent vs. Net Effective Rent: Reading a Dallas Quote Sheet

Gross rent is the monthly rent written in the lease. Net effective rent is the gross rent minus the total concession, divided by the lease term. Properties advertise net effective rent because it is lower; you should compare both numbers because renewal offers are based on gross rent.

Worked example (illustrative numbers, not a current offer)

  • Gross rent: $2,000 per month, 12-month lease.
  • Special: 8 weeks free. Eight weeks = 8 × ($2,000 × 12 ÷ 52) ≈ $3,692.
  • Prorated: $3,692 ÷ 12 ≈ $308 off each month → net effective rent ≈ $1,692.
  • Up front instead: pay $0 for roughly the first 1.85 months, then $2,000 for the remaining months.

Same total cost either way over 12 months. Prorating lowers every payment; up-front concessions help most if you are paying deposits and moving costs in month one.

When Are Dallas Apartment Specials Deepest?

Two situations produce the largest concessions in DFW: brand-new buildings in lease-up, which need to fill hundreds of units regardless of season, and stabilized communities during the slower leasing months of late fall and winter. Specials tighten in late spring and summer when demand peaks.

These are first-party observations from our agents' weekly tours, not published statistics, and any individual building can differ:

  • Lease-ups. Corridors with many deliveries at once, for example the Dallas North Tollway through Frisco and Plano, Las Colinas, the Design District and parts of Fort Worth, tend to have several buildings competing for the same renters. That competition is where the biggest free-rent offers appear.
  • Seasonality. Demand in DFW peaks with corporate relocations and lease expirations in late spring and summer. Communities that still have vacancy in November through February are more willing to negotiate.

  • Comparing net effective rent to another building's gross rent. Always compare like with like.
  • Ignoring the lease term. A special tied to a 15-month lease pushes your renewal into a different season.
