Living in Frisco: what renters ask us
Reviewed by our agents ·
Where are the newest apartments in Frisco?
Around The Star district and along the Dallas North Tollway north of Main Street. Frisco has more active lease-ups than any DFW suburb, which means brand-new mid-rises with sky lounges, resort pools and coworking spaces — and the deepest concessions while they fill. PGA Frisco and Fields are the next wave; we track every opening.
How much is rent in Frisco compared with Plano or McKinney?
Frisco runs about $100-$200 a month higher than Plano and $150-$250 higher than McKinney for a comparable one-bedroom because so much of the inventory is new. Expect $1,500-$2,000 for a one-bedroom in Frisco, $1,900-$2,600 for a two-bedroom, and $2,200+ in The Star district. Lease-up specials can close most of that gap.
What's the commute from Frisco to Downtown Dallas or Legacy West?
Legacy West is 10-15 minutes down the Tollway. Downtown Dallas is 28-30 miles: 35-50 minutes at rush hour on the Dallas North Tollway, 25-30 minutes off-peak. There is no DART rail in Frisco, so plan on driving or the Tollway express lanes.
Can I walk to restaurants and entertainment from a Frisco apartment?
Yes in three spots: The Star district (Cowboys Fit, Omni, Tostitos Championship Plaza dining), Frisco Square (Toyota Stadium, city hall lawn events, restaurants) and the Rail District around Main Street with breweries and local shops. Outside those districts Frisco is car-dependent, and Stonebriar Centre is a short drive from almost anywhere in town.
What are Frisco apartment specials like right now?
Because Frisco is in constant lease-up, four to eight weeks free is common on new construction, plus waived admin and application fees. Stabilized communities near Stonebriar negotiate on deposits instead. Specials change weekly; we confirm them the day you tour, and every client also receives our Exclusive Move-In Rebate.
Do Frisco apartments include garages or covered parking?
Garden-style communities usually include open parking and offer attached or detached garages for $125-$200 a month. Mid-rises at The Star and Frisco Square use structured parking that is often included for the first vehicle and $50-$100 for a second. Ask us which communities include a garage in the rent — several newer ones do.
Are there pet-friendly apartments in Frisco with dog parks?
Almost every new Frisco community includes a fenced dog park and a pet wash station. Pet deposits average $300-$500 plus $20-$35 monthly pet rent. Frisco Commons and the Cottonwood Creek Greenbelt trails run past several communities for daily walks. Give us your pet details and we will filter for breed-approved properties only.
Which Frisco areas have the quickest Tollway access?
Stonebriar/West Frisco and The Star district sit right on the Dallas North Tollway. Phillips Creek Ranch and Frisco Square are 5-10 minutes from an entrance via Main Street or Lebanon Road. East of Preston Road toward Independence adds another 10 minutes, but rents there are typically lower.
