Living in Dallas: what renters ask us
Reviewed by our agents ·
How much is rent in Dallas right now?
City-wide, one-bedrooms run about $1,300-$1,900 and two-bedrooms $1,700-$2,600, but the spread is huge by neighborhood: Uptown, Victory Park and Turtle Creek high-rises start around $2,200 for a one-bedroom, while Lake Highlands, Vickery Meadow, Oak Cliff and far North Dallas garden-style communities start near $1,100. We always begin with your budget and commute, then narrow to the two or three neighborhoods that fit.
Which Dallas neighborhoods are the most walkable?
Uptown, West Village, Downtown, Deep Ellum, Knox-Henderson, Lower Greenville and Bishop Arts all support car-light living with groceries, dining and either DART rail or the trolley within walking distance. Victory Park and the Design District are close behind. Most of North Dallas, Lake Highlands and Oak Cliff outside Bishop Arts are car-first.
How do I get around Dallas without a car?
DART runs four light-rail lines through Downtown to Plano, Garland, Irving, DFW Airport and south Oak Cliff, the free McKinney Avenue Trolley links Uptown and Downtown, the Dallas Streetcar reaches Bishop Arts, and the Katy, Santa Fe and Trinity Strand trails connect the central neighborhoods by bike. Living within a few blocks of a rail station or the Katy Trail is the key.
Where are the newest apartments in Dallas?
The Design District, Victory Park, the Cedars and Farmers Market districts Downtown, Trinity Groves in West Dallas, the Maple Avenue corridor in the Medical District, Midtown near the Galleria and the Lake Highlands Town Center area. Lease-ups in these pockets carry the deepest concessions in the city.
What move-in specials are typical in Dallas?
Lease-ups offer four to eight weeks free and waived fees; high-rises offer one to two months free on 13-15 month leases plus parking credits; established communities cut deposits and admin fees, especially November through February. We confirm current offers the day you tour and every client receives our Exclusive Move-In Rebate.
Is parking included at Dallas apartments?
It depends on the building type. Garden-style communities across the city include open parking with covered spaces at $25-$50 and garages $75-$175. Mid-rises in the central neighborhoods charge $50-$125 for gated garages (often the first space included), and Uptown, Downtown and Victory Park high-rises charge $100-$225 for reserved or valet parking.
Are Dallas apartments pet-friendly?
Most are, with $300-$600 deposits and $20-$50 monthly pet rent; breed and weight rules vary by property and are stricter in high-rises. White Rock Lake, the Katy Trail, Klyde Warren Park and neighborhood dog parks are the everyday walks. Give us your pet's details up front and we will only show communities that approve them.
When should I start my Dallas apartment search?
45-60 days before your move date. Most communities only price units 30-60 days out and the best specials are on units that are already vacant. If you are relocating from out of state, we run virtual tours and can have a lease ready before you land — our service is free to you.
